How does BA planning compare in cost to electrical planning?
Fees for BA (HOAI Group 8) are typically 6–9 % of eligible cost — slightly higher than pure electrical planning because of cross-system complexity. For a school project with €200,000 attributable to KG 480, phases 1–9 come to roughly €12,000–18,000 (HOAI 2021).
BACnet vs. KNX — when to use which?
BACnet/IP suits large estates with required BMS (hospitals, schools, high-rises) — vendor-neutral, IP-based, high data-point density. KNX suits residential and smaller commercial buildings — cheaper per data point, broad device range, but bus length limited to 1,000 m per line.
What is BA stage planning per VDI 3814?
VDI 3814 defines four BA function stages: Operate + Monitor (B+B), Optimize + Manage (O+M), Automation (control + regulation), Field level (sensors/actuators). Stage planning sets data points, functions and interfaces per stage — the technical basis for phase 5 construction documents.
How many data points does an average school have?
An average primary or secondary school of 4,000 m² gross floor area typically has 800–1,500 BA data points: roughly 60 % HVAC, 25 % lighting/shading, 15 % safety and special functions. Reference: VDI 3814 Sheet 5 (2026).
What is BMS (Building Management System)?
BMS is the central operations and management layer of building automation: visualizes all systems, archives readings, alerts on faults, and exports data for optimization. Common platforms: Trend Building Manager, Niagara Tridium, Beckhoff TwinCAT, Siemens Desigo. Required for larger estates and EnEV/GEG compliance.
Which HOAI group is building automation?
Building automation is Group 8 per HOAI § 53 (TGA expert planning). It covers automation devices, control cabinets, management and operating devices, room automation and the BMS. Fee table: HOAI 2021 § 56.
How do you secure a BA system against IT attacks?
Three required measures: don't route BACnet broadcast domains to the internet (BBMD restriction), change all controller default passwords on commissioning (Tridium, Beckhoff, JCI all have documented defaults), VPN with 2FA for remote service. Recommended: BSI baseline IND.2.5 for building automation.
